The best part is, that you'll have access to both Open Market Homes and our Private Listing Homes as well. Our Private Listing Homes are within our Inventory and exclusive to our Clients alone. When conducting showings for in-house inventory, we never show 2 people the same home at the same time. This allows you peace of mind knowing that if you're being shown the home, then that means it's yours if you want it. Anything you're shown on the open market, we cannot guarantee our ability to avoid "bidding wars". We do however ensure to provide more secure bids than the everyday "open market" buyer though because we provide the seller with peace of mind knowing we have ensured that you won't be denied financing. Lastly, it's important to note that depending on your overall situation, this process can take roughly 3-6 weeks before getting you moved into your new home. Getting you into a home & securing a Closing Date as efficiently as possible, is our Top Priority!

Yes! We understand that life happens and acknowledge how flawed the credit reporting matrix system is. We welcome all credit types. We always advise everyone to take advantage of the "Experian Boost" feature offered by Experian. Please refer to the following link: https://www.experian.com/consumer-products/score-boost.html. In some cases, opening a new credit card will help as well but only if you can maintain a reporting balance of $10 or less.

No because we do not collect rent payments nor require any sort of "Lease Agreement". We put all our focus into helping you buy a home as quickly as possible. For example, after we secure your ability to qualify and you move forward with the home of your choice. Your first house payment wouldn't be due until 45 days after your Closing Date and that house payment, would be a Mortgage Payment. Which would be made to the lender that we got you approved for financing through.

It's case by case. Typically though, no. If our in-house specialist determines the need for a Security Deposit then it will be a one-time & fully refundable amount of no more than $500 but as low as $99 (this is per household NOT per person). In turn, though, the deposit is refunded after you move into your new home.

During which time is it is imperative that you do not have new Non-Medical debt sent to collections. If in the case you do get sent to collections after a Bankruptcy, pay it off immediately and if requested at the time of payment, some creditors will even delete it from your credit report. It is also imperative to keep you Debt to Income Ratio in mind, when acquiring new debt after a Bankruptcy. Often purchasing a new car, will prevent you from being able to qualify for a home in a timely manner. If you get a credit card, do not allow the balance to exceed $10 during the first 3 months. Your reporting balance should be less than 22% of your credit limit. Please note that the process for approval will take a bit longer because your Trustee and a Judge will have final say on your approval but we will do whatever is within our power to have you out house hunting within 60 days or less.
